A Mumbai property headline is only useful when you know which Mumbai it describes. A flat in the city, a home in Thane and an apartment in Navi Mumbai can have very different budgets, commuting patterns and buyer pools. Start with the boundary before debating the percentage.
Reported figures carry a source and measurement period. Named buyers and property scenarios are fictional teaching examples, not client stories, live quotations or promised returns. This is a dated snapshot, not a live price feed.
The reported change—and its limits
Magicbricks recorded a 0.4% quarter-on-quarter increase in Mumbai’s weighted average residential rate in April–June 2026. This is a portal-based city measure, not proof that every seller raised their price. It does not measure an individual apartment’s resale return.
Mumbai and MMR are different comparison sets
MMR is a wider metropolitan region. A regional headline may combine locations that would never be substitutes for your daily journey. Keep the city label, quarter, area definition and property status beside every quote. If a comparison mixes completed resale flats with premium new launches, first separate those groups.
A bigger budget is not automatically better value
Ask for carpet area and a written total-cost sheet. A lower headline price can conceal less usable space, unusually high maintenance or near-term repairs. A higher quote can still be unsuitable if it stretches your emergency savings. Treat the asking price as the opening question, then check comparable evidence and the specific building.
Two Mumbai homes, one usable-area comparison
Illustrative properties only: Meera compares a ₹1.50 crore home with 600 sq ft carpet area and a ₹1.65 crore home with 700 sq ft carpet area. These are invented quotations, not Mumbai market averages.
| Home A: price ÷ carpet area | ₹1,50,00,000 ÷ 600 = ₹25,000/sq ft |
|---|---|
| Home B: price ÷ carpet area | ₹1,65,00,000 ÷ 700 ≈ ₹23,571/sq ft |
| Additional headline outlay for B | ₹15 lakh |
B costs more in total but less per usable square foot. That does not make it the automatic winner: Meera must compare location, condition, floor, light, maintenance and financing. Neither calculation includes transaction costs or repairs.

Before you make a property decision
- 01
Compare three genuinely similar apartments in the same local catchment.
- 02
Record carpet area separately from built-up or saleable area.
- 03
Ask what the total payment includes and which costs remain.
- 04
Visit at commuting hours before treating a lower price as a bargain.
Does a 0.4% quarterly rise mean my flat is worth 0.4% more?
No. The statistic describes a changing city-level set of listings. Your apartment’s achievable price depends on its own comparables, condition and buyer demand.
