For a Pune buyer, “prices are rising” is not a complete reason to buy. The better question is whether a particular home solves your requirement at a cost you can sustain. A Kothrud resale apartment and a new peripheral project may belong to the same city report while serving entirely different needs.

What is evidence, what is illustration?

Reported figures carry a source and measurement period. Named buyers and property scenarios are fictional teaching examples, not client stories, live quotations or promised returns. This is a dated snapshot, not a live price feed.

What the city report actually says

Magicbricks’ April–June 2026 table shows Pune’s weighted average residential rate rising 0.4% from the previous quarter. Its narrative describes prices as broadly stable. Those statements are compatible: a small positive movement is different from a sharp citywide surge.

Choose your comparison before your conclusion

Shortlist the location around the actual journey—to work, school or family—not around a percentage in a headline. Then compare similar homes within that catchment. Age, lift access, parking, carpet area and maintenance can explain a gap that looks like a locality premium at first glance.

Separate today’s affordability from tomorrow’s hopes

A resale premium only helps if someone eventually pays it. Until then, a larger purchase creates an immediate funding requirement. Write down the down payment, EMI, recurring costs and reserve before estimating appreciation. Keep rent savings or rental income separate from capital gains so that the same benefit is not counted twice.

What a ₹5 lakh higher price does to your cash plan

Hypothetical example: a Pune buyer compares ₹80 lakh and ₹85 lakh purchase prices, assuming an 80% loan at either price. This loan ratio is a modelling assumption, not a lender offer or eligibility promise.

Worked exampleIllustrative · INR
Assumptions and calculations
₹80 lakh home₹64 lakh loan + ₹16 lakh buyer contribution
₹85 lakh home₹68 lakh loan + ₹17 lakh buyer contribution
Difference₹4 lakh more debt + ₹1 lakh more upfront contribution

The extra ₹1 lakh is not the entire burden. The ₹4 lakh additional loan also requires repayment with interest. Transaction charges, furnishing, moving and reserve funds remain outside this illustration.

Before you make a property decision

  1. 01

Collect comparable Kothrud or other chosen-locality evidence, not unrelated Pune quotes.

  2. 02

Ask for society and property documents for professional review.

  3. 03

Check an ordinary weekday commute and building maintenance.

  4. 04

Set a maximum total budget before negotiating the sale price.

Should I rush because Pune prices increased?

A city average is context, not a deadline. A suitable property, verified documentation and affordable payments matter more than reacting to a small quarterly change.
