A regional price headline can be mathematically accurate and still be the wrong number for your purchase. Delhi-NCR contains several different markets. Use the newest regional evidence to understand direction, then narrow the question to the property you can actually buy.

What is evidence, what is illustration?

Reported figures carry a source and measurement period. Named buyers and property scenarios are fictional teaching examples, not client stories, live quotations or promised returns. This is a dated snapshot, not a live price feed.

The reported annual comparison

Times of India/PTI reported ANAROCK figures on 3 October 2026: Delhi-NCR primary residential prices averaged ₹8,900 per sq ft in Q3 2025 and ₹9,980 in Q3 2026, a reported 12% annual rise. The seven-city aggregate was ₹9,105 and ₹9,714, reported as 7%.

Why rounded percentages do not reproduce perfectly

Using the displayed regional values gives ₹1,080 ÷ ₹8,900, or about 12.13%. The published headline rounds this to 12%. Similarly, the displayed seven-city numbers imply about 6.69%, reported as 7%. Preserve both the reported precision and the underlying rounded values rather than manufacturing extra accuracy.

What this says about Noida and Gurugram

These regional figures do not publish a separate growth rate for every NCR city in this article. They also describe the primary residential segment, which is not the same as all resale stock. The report attributes pricing pressure to costs and a premium/luxury mix. A changing mix means the average need not track the same apartment over time.

A standardised 1,000 sq ft arithmetic example

Multiply each reported NCR average by a hypothetical 1,000 sq ft solely to visualise scale. This is not an available apartment, a carpet-area quotation or a total purchase cost.

Worked exampleIllustrative · INR
Assumptions and calculations
Q3 2025 arithmetic₹8,900 × 1,000 = ₹89 lakh
Q3 2026 arithmetic₹9,980 × 1,000 = ₹99.80 lakh
Difference₹10.80 lakh

A real property can sit far above or below the regional average. You must identify the report’s area basis and the seller’s area basis before comparing a per-square-foot quote. Extra charges and finance costs are outside this illustration.

Before you make a property decision

  1. 01

Keep primary-market data separate from resale comparisons.

  2. 02

Use the same area basis in every quote.

  3. 03

Look for similar properties in the actual neighbourhood.

  4. 04

Calculate the full cash commitment independently of a regional average.

Did every Noida or Gurugram home increase by 12%?

No. The figure is a Delhi-NCR average across the report’s coverage. It does not establish the movement of a particular city, project or unit.
