Comparing one city’s annual rise with another city’s quarterly rise is like comparing a year’s salary with one month’s pay. For a useful city comparison, keep the source, time window and definition fixed. This chart does that for five cities frequently discussed by property buyers.
Reported figures carry a source and measurement period. Named buyers and property scenarios are fictional teaching examples, not client stories, live quotations or promised returns. This is a dated snapshot, not a live price feed.
One source, one quarter, five city categories
The chart uses Magicbricks’ April–June 2026 weighted average residential rate changes: Mumbai 0.4%, Pune 0.4%, Bengaluru 1.9%, Noida 0.1% and Gurugram 1.8%. These are quarter-on-quarter portal measures, not a ranking of future investment performance.
The fastest rise is not necessarily the best purchase
A percentage alone tells you nothing about entry price, rent, expenses, taxes, leverage or resale difficulty. A buyer looking for a home also values proximity to work and family. An investor needs an income and risk model. Neither decision is solved by choosing the tallest bar.
Why this is a dated snapshot
Published quarters arrive at different times and providers cover different markets. This article uses a consistent Q2 table rather than mixing newer regional figures with older city figures. The dataset includes ready-to-move and under-construction listings; changes in the sample can influence its weighted average. Recheck later releases before a live decision.
Turning a percentage into an understandable amount
For arithmetic only, imagine the same ₹1 crore starting value in each city. Applying each quarterly percentage gives the changes below. This is not a forecast, valuation or claim that five actual homes started at the same price.
| At 0.1% | ₹10,000 increase on ₹1 crore |
|---|---|
| At 0.4% | ₹40,000 increase on ₹1 crore |
| At 1.8% | ₹1,80,000 increase on ₹1 crore |
| At 1.9% | ₹1,90,000 increase on ₹1 crore |
A reported average movement cannot establish an individual home’s sale proceeds. Transaction costs alone can materially change an investment result, and a change in quoted value is not realised cash.

Before you make a property decision
- 01
Match geography and period before comparing two reports.
- 02
Check whether rates refer to listings or completed transactions.
- 03
Compare income potential and ownership costs separately.
- 04
Use local evidence for the exact property you might buy.
Why not put a Q3 NCR number in the same chart?
That would mix a region with cities, an annual change with quarterly changes, and a different provider’s methodology. The separate NCR guide explains that report on its own terms.
Sources & methodology
Reviewed 5 October 2026. Quarterly and annual changes are labelled separately. Portal averages, primary-market regional averages and segment commentary are not interchangeable. Charts reproduce only the stated measure or show our explicitly hypothetical calculations; they do not project future prices. Obtain property-specific financial and legal advice before committing.
